The Junta de Gobierno Local (Local Government Board) has taken knowledge and approved the revised text of the Plan Parcial de Ordenación (Partial Plan for the development) of the sector SUS-CA.23 “Extensión PTA,” the previous step to submit the file to the information process.
Málaga City Council continues with the process that will allow Málaga TechPark to grow in surface area by more than 550,000 square metres. The Junta de Gobierno Local has taken knowledge and approved the revised text of the Plan Parcial de Ordenación of the sector SUS-CA.23 “Extensión PTA,” the previous step for the public information process.
The main objective of the development of this sector, whose urbanisation works have been planned in two phases with a total investment of 18,439,647 euros, is the implementation of new entities and R+D+I activities typical of the park, as well as the creation of new landscaped open spaces, community facilities and the incorporation of new uses.
It should be recalled that the Consistorio initially approved the Plan Parcial for this sector in November 2021. With regard to this document, promoted by Parque Tecnológico de Andalucía, S.A., the revised text, which has been approved, adjusts certain planning parameters.
Thus, the planned public green area is increased from 135,747.15 square metres to 144,839.06 square metres. The planning foresees a maximum buildable area of 155,767 square metres of which 132,401 square metres are for business use and 23,366 square metres for commercial/residential use. In addition, 22,925 square metres of zoned area are proposed with alternating uses (hotel, commercial, cultural and residential).
As for residential use, the maximum number of dwellings linked to Málaga TechPark is limited to 200. The planning adjustment contemplates 3,657.07 square metres for endowments (gardens and play and recreation areas) and 2,400 square metres for facilities (services of public and social interest and teaching) associated with this residential land. It also provides for the creation of 97,366.32 square metres of road and increases the number of public parking spaces to 7,199.
Thus, after the approval of the Texto Refundido (Consolidated Text) and the presentation by the promoters of the registry certificates corresponding to the properties that make up the sector, the Plan Parcial will be submitted to the corresponding public information process.
